Why Water Heaters Fail Early in Castle Rock (And What to Do About It)

The Physics of Scale and Heat

Calcium carbonate dissolves readily in cold water, which is why hard water looks completely clear — you can't see 200 PPM of dissolved minerals with the naked eye. But when water is heated, calcium carbonate becomes less soluble. It precipitates out of solution and deposits on whatever surface it's in contact with.

Inside your water heater, this means the bottom of the tank and the heating element accumulate calcium carbonate scale continuously — every time hot water is drawn and the heater fires to reheat. Over months and years, the layer grows thicker.

The characteristic rumbling and popping you hear from an older water heater is scale (often 1–2 inches thick on the tank floor) trapping water pockets underneath. When the trapped water turns to steam, it pops through the scale layer. It sounds alarming because it is alarming — it means your heater is working significantly harder than it should be.

What Scale Actually Costs You

Energy efficiency

Scale is an excellent insulator. A layer of calcium carbonate on a gas water heater's heat exchanger surface forces the burner to run longer to transfer heat through the scale to the water. The U.S. Department of Energy has quantified this:

  • ⅛ inch of scale: ~10% efficiency loss
  • ¼ inch of scale: ~25% efficiency loss
  • ½ inch of scale: ~35–40% efficiency loss

Tankless Water Heaters: Even More Vulnerable

Tankless water heaters (Rinnai, Navien, Noritz, etc.) are increasingly popular in Colorado new construction and renovations. They're more energy-efficient than tank heaters and provide unlimited hot water — but they're significantly more vulnerable to hard water damage.

Here's why: a tankless unit's heat exchanger has narrow copper passages with high surface-area-to-volume ratios — ideal for efficient heat transfer, but also ideal for scale accumulation. Scale in these passages can:

  • Cause error codes and automatic shutdowns
  • Restrict water flow (reduced hot water output)
  • Cause complete heat exchanger failure

Most tankless water heater manufacturers — Rinnai, Navien, Noritz — explicitly require water hardness below 11 GPG in their warranty documentation, or specify annual descaling service. Castle Rock's water at 11.7 GPG is right at or above most manufacturers' limits.

What You Can Do

If your water heater is newer (under 5 years)

If your water heater is 7–10 years old

Have a plumber inspect and flush it to remove accumulated sediment (this helps somewhat, though it can't remove bonded scale from tank walls and elements). Then install a softener to stop further damage. Whether to replace the heater now or wait depends on its condition — a plumber can advise after inspection.

If your water heater is already showing symptoms

Budget for replacement in the near term. Install a softener when you put the new unit in, and you won't have to have this conversation again for 15 years.

Annual anode rod inspection

The anode rod is a sacrificial magnesium or aluminum rod inside the tank that attracts corrosion before it attacks the tank itself. In hard water, the rod depletes faster. Most water heater manufacturers recommend inspecting and replacing the anode rod every 3–5 years in hard water areas — almost nobody actually does this. A plumber can check it during a service call; replacement is a relatively inexpensive way to extend tank life significantly.
